During this meeting the following subjects
are discussed.
1. Valuation
2. Advise on the asking price.
3. Advice about the sales strategy and possible service from Home Solution
4. Fees, costs and conditions.
After that a written sales advice will be confirmed to you.
When you have chosen Home Solution brokerage you chose reliability, service and expertise. We continue with:
1. Drawing up and signing of the Service Contract for the sale of aproperty according to the Dutch Order of Brokers Conditions.
2. Creating a personal digital client file.
3. Assignment for the execution of the selected Service Contract.
4. The application for the mandatory Energy label. You can request it yourself or we can do it on your behalf.
5. Remaining details and we make agreements with regards t to the viewings.
Home Solution Brokers is leading in the way of presenting your property. We are the only Broker in Het Gooi who presents your property on Funda.nl in the most comprehensive manner! We will go through the entire package with you.
1. We always arrange a professional photo session, interactive floorplans, property video, digital sales brochures and 360’ photo’s. You choose one of our packages.
2. If requested you can verify the text before we publish.
3. Your property will be presented on the following websites: www.Home-solution.nl, www.funda.nl, www.huislijn.nl, www.pararius.nl and Facebook.
4. A for sale sign will be placed at your property.
Alongside the above mentioned services and products we go one step further and also implement the following upon the start of the sale.
1. We distribute door-to-door mailings in your area.
2. The Home Solution client search database will be contacted and colleague brokers will be approached.
3. Participation in an open house is discussed. This can be National Open House Day or a “start-sale open house”.
We manage the sales process from start to finish and are both your partner and adviser during the whole sale period (and after). Broadly speaking the sales process is as follows:
1. We plan and arrange viewings and are present also outside office hours and on Saturdays.
2. We conduct ,in close consultation with you, the negotiations with the potential
buyer.
3. After the confirmation of the agreement we draw up a model purchase agreement.
4. We arrange the signing of the purchase agreement by both parties and send this to the Notary who
will execute the delivery.
5. We monitor any deadlines ,conditions and bank guarantee and check the dead of delivery from the Notary.
6. We arrange and will be present at the final inspection of the property for the buyer shortly before the legal delivery.
7. We will be present at the legal delivery at the office of the Notary.
